$20M Facility Coming to Pflugerville

Flooring Services Southwest is relocating its Central Texas headquarters from Austin after closing on a 30-acre tract in the southern portion of the Commerce Center. Los Angeles-based portfolio lender Thorofare Capital has funded a $7.7 million floating rate commercial mortgage for the acquisition of Pflugerville West Shopping Center, a 67,150-square-foot retail center located at 15424 FM 1852 in Pflugerville.

The sponsor, a Virginia-based private investor with a long history of value-add retail and multifamily projects throughout Texas, acquired the property in a marketed transaction for $131 per square foot, representing a going-in cap rate of 9.5 percent, according to Thorofare’s executive vice president of origination, Felix Gutnikov, who structured and negotiated the financing. …Read Entire Post

Class-A office space coming to SH 130 in Pflugerville

The Pflugerville City Council approved a land sale by the city’s development corporation on June 10, paving the way for about 130,000 square feet of class-A office space at the 130 Commerce Center.

The sale will add more businesses to the rapidly expanding business development area located on the southwest corner of SH 130 and Pecan Street. It also marks the first class-A office space to come to the SH 130 corridor, according to a news release.

El Lago to move tortilla chip factory to Pflugerville

Pflugerville will soon be the new home for El Lago Mexican Foods Inc.  In August, El Lago will move its manufacturing and distribution operations from its current tortilla chip factory at 1700 E. Fourth Street situated east of downtown Austin into 24,000 square feet at Pecan 130 Business Park.

FedEx plans $33M expansion in Pflugerville

FedEx Ground will expand and consolidate its offices into a new $33 million, 250,000-square-foot building at 130 Commerce Center in Pflugerville.

The expansion will move the company’s existing offices from a 50,000-square-foot building on Pflugerville’s Royston Lane and make the new location the largest FedEx Ground facility in Central Texas.

MTech moving to new facility in Pflugerville

News group plans HQ facility at 130 Commerce Center

Community Impact Newspaper recently purchased five acres of land in the master-planned development at 130 Commerce Center to build a $2.5 million campus featuring a 16,000 square-foot corporate headquarters.  Construction of the facility located at the southwest corner of SH 130 and Pecan St. is expected to be complete by the end of next year. 

Upon completion, the 60 Pflugerville employees will vacate nearly 10,000 square feet of office space at 821 Grand Avenue Parkway in order to move into the new space.

Retail follows rooftops in Pflugerville

A growing housing market has spurred commercial development in Pflugerville.  Several new businesses are expected to open in the next year, including CVS Pharmacy, Kirkland’s, Chili’s and Hallmark. 

The Pflugerville Community Development Corporation and Pflugerville Chamber of Commerce anticipate dynamic growth.  New home permits in Pflugerville are up 21% and the city will reportedly have 650 new homes by December thanks to new communities like Falcon Pointe.
