$114M sale of Oaks at Lakeway completed

aus_620SLakeway_austinAfter its attempt to sell The Oaks at Lakeway retail center fell through last year, Stratus Properties Inc. returned to the negotiation table. Its efforts paid off earlier this month with the successful sale of the property to the same buyer who previously experienced cold feet.

TA Realty of Massachusetts, through an affiliate named FHF I Oaks at Lakeway LLC, purchased the center in the tony suburb of Lakeway northwest of Austin for $114 million in cash on Feb. 15, the companies announced. …Read Entire Post

The Limited to shutter store amid national downsizing

Austin developer buys downtown IHOP site

ihop-logoThe IHOP at Interstate 35 and East Cesar Chavez Street was acquired late last year by WC 707 Cesar Chavez LLC, an entity the Texas Secretary of State says is linked to World Class Capital Group.

A purchase price was not disclosed. The Travis Central Appraisal District valued the .77-acre site at 707 E. Cesar Chavez St. at $8.1 million last year, up from $5.4 million in 2015. …Read Entire Post

HEB Grocery Co. has purchased 17 acres east of Austin-Bergstrom International Airport, the site of a possible future store in a large mixed-use development taking shape. 3-story project planned for South Congress

The former St. Vincent de Paul thrift shop, which had been a fixture on South Congress Avenue for more than two decades, is about to take on new life as the space is renovated and a three-story building with shops and offices is built next to it.

M&M Arranges Sale of Shopping Center in Austin

Marcus & Millichap has arranged the sale of Oak Hill Centre, a 43,261-square-foot retail center in Austin. Michael Buckner and Richard Mireles of Marcus & Millichap represented the seller, a Texas-based limited partnership, and procured the buyer, another Texas-based limited partnership. Built in 1984, Oak Hill Centre is located at the intersection of William Cannon Drive and Highway 290. At the time of the sale, the property was 96.5 percent occupied.

Stratus sells HEB-anchored retail center in $114M deal

Stratus Properties Inc. has inked a blockbuster deal to sell its new HEB Grocery Co.-anchored retail development in Lakeway for $114 million. The buyer of the Oaks at Lakeway is TA Realty LLC, a private real estate investment company headquartered in Boston with offices on the West Coast.

HEB Grocery Co. is the anchor tenant at the Oaks at Lakeway, which has been developed and delivered by Austin’s Stratus Properties during the past couple of years. The price point is an eye-opener for a neighborhood shopping center, but there are some conditions that must be met. …Read Entire Post
