Local Resident to Develop Class A Office Property in Austin

Austin resident Michael Ayer will develop Davenport 360, a 33,911-square-foot, Class A office property that will be located at 6001 Bold Ruler Way along Capital of Texas Highway in Austin. The property will be situated near local retail and restaurant options and offer employees a three-level parking garage. The developer plans to break ground as soon as the property is 50 percent pre-leased.

Trusource Labs Signs 32,500 SF Office Lease at Parmer 3.2 in Austin

Karlin Real Estate has signed Trusource Labs, a technical support services company, to a long-term lease for 32,500 square feet at Parmer 3.2. The 192,500-square-foot, Class A office building is located within Parmer, a 300-acre technology and life science park in north-central Austin.

The lease at Parmer 3.2 allows Trusource Labs to consolidate 250 employees working from the offices of two of its local clients. The company will continue to maintain its south Austin corporate headquarters. Trusource will occupy the property next February.

Aspen Lake Two, a class A office building located at 13785 Research Blvd., is 100 percent pre-leased, Crimson Real Estate Fund LP and USAA Real Estate Co. have announced.

Q2 Holdings Inc., a virtual-banking solutions company, will occupy the full 129,000-square-foot building, which broke ground in December and is scheduled for completion this fall.

Class-A office space coming to SH 130 in Pflugerville

The Pflugerville City Council approved a land sale by the city’s development corporation on June 10, paving the way for about 130,000 square feet of class-A office space at the 130 Commerce Center.

The sale will add more businesses to the rapidly expanding business development area located on the southwest corner of SH 130 and Pecan Street. It also marks the first class-A office space to come to the SH 130 corridor, according to a news release.

Pre-leasing activity continues to fill Colorado Tower

Colorado Tower (373,334 sf), currently being developed by Cousins Properties at 303 Colorado St. in downtown Austin, recently signed up two new tenants for a total of 98,254 square feet. Recent leasing activity brings the tower to approximately 51 percent pre-leased with roughly 180,000 square feet still available for lease.

Midland-based Parsley Energy leased 73,843 square feet and will relocate its headquarters along with about 50 employees from West Texas.
