Health care business hub gathers momentum in SW Austin

medical_StethA Southwest Austin intersection is quickly gaining traction as a magnet for health care and medical-related businesses.

Austin-based B3 Commercial Investments broke ground Oct. 16 on a 26,000-square-foot medical office building at the northwest corner of South MoPac Expressway and Davis Lane. Just to the west of that site, The Lasalle Group of Irving, Texas, is building a 36,300-square-foot memory care community named “Autumn Leaves.”

This summer, B3 Commercial completed the first building at 5301 Davis Lane on the west side of MoPac and several tenants have moved in. Westlake Dermatology opened its seventh Central Texas location there in a clinic designed by noted Austin architect Michael Hsu.

The new two-story project underway is on behalf of Dr. Matt McCarty and will include a surgery center with four operating rooms plus a clinic for Balcones Pain Consultants and Genorite Pharmacy, a compounding pharmacy. Austin-based Sabre Commercial is the contractor.

B3 Commercial has developed the projects as condos, allowing the various medical practices to own their real estate. There are lease-purchase options. Thomas Allen Real Estate Advisors are the listing brokers.

As construction continues on the pain clinic, B3 Commercial is seeking clients for the second building at 5301 Davis Lane.
