Local Resident to Develop Class A Office Property in Austin

Austin resident Michael Ayer will develop Davenport 360, a 33,911-square-foot, Class A office property that will be located at 6001 Bold Ruler Way along Capital of Texas Highway in Austin. The property will be situated near local retail and restaurant options and offer employees a three-level parking garage. The developer plans to break ground as soon as the property is 50 percent pre-leased.

Retail Center sold in Northwest Austin

The Grove at Lakeline, a 16,253-square-foot retail property in Austin was purchased by a limited liability firm for an undisclosed price. Located at the northwest corner of State Highway 183 and Ranch Road 620; the center houses tenants such as Mattress Firm, T-Mobile and Orangetheory Fitness.

Apple buys four-building office complex in Northwest Austin

apple-logo1Technology giant Apple Inc. has purchased Riata Crossing North, a four-building office complex in Northwest Austin near the site of its ongoing Austin expansion.

The seller of the 350,000-square-foot complex on Riata Vista Circle was an entity of San Francisco-based Spear Street Capital. Apple already occupies the entire complex, which it had been leasing. Riata Crossing is across the street from where Apple is building its new Americas Operations Center, a 1-million square-foot project at West Parmer Lane and Delcour Drive that the company has valued at more than $348 million. …Read Entire Post

GLL Real Estate Partners, one of the first major international investors in Austin commercial real estate, expanded its local holdings this week with the purchase of Prominent Pointe I and II (256,000 sf) in Northwest Austin.

The Munich, Germany-based company purchased the two mid-rise buildings for an undisclosed price fromDivcoWest, another significant Austin landlord.

Websense picks Austin, will bring 470 jobs

Websense Inc. will move its corporate headquarters to Austin and bring with it a projected 470 jobs and about a $10 million investment.

Anderson Mill purchased, to be rebranded as Market at Lake Creek

Anderson Mill Shopping Center (171,794 sf), located at 13435 Highway 183 at the intersection of  Lake Creek Pkwy., was recently purchased by a local investor, Anderson Mill Acquisitions LLC.

The community center, currently anchored by 24 Hour Fitness, is slated for some major renovations and will be rebranded as Market at Lake Creek.

Fortis Property Group acquires Aspen Lake office portfolio

Brooklyn, New York-based Fortis Property Group recently acquired three office properties in Far Northwest Austin.  The largest of the three buildings is Aspen Lake One (205,071 sf) – a four-story 100% occupied office building situated at 13875 Research Blvd.   The other two buildings included the 10-story Tower of the Hills (174,000 sf) located at 13809 Research and Tower Point at 13805 Research.

Austin Oaks purchased by Spire Realty

Dallas-based Spire Realty Group recently acquired the multi-building Austin Oaks office complex situated on 38 acres located at MoPac Expressway and Spicewood Springs Rd.  Spire also owns Chase Tower, the 21-story downtown office building located at 221 W. Sixth Street.

Spire purchased Austin Oaks from 2011 Austin Oaks Ltd., an affiliate entity of Austin-based Riverside Resources Inc.
